As a property owner, you can choose not to accept pets at your property. However, Next Brick strongly recommends that all of its owners allow pets (small dogs and cats) on their properties. Pet-friendly properties lease an average of 10-20 days faster and have a lower vacancy rate. The majority of renters — at least 70% in our portfolio — own a pet.
Pet deposit is up to 25% per pet of the monthly rent in Seattle. In other areas, the pet deposit is based on the pet's size, breed, etc. It can range between $500-$1000 per pet.
Check out this article here for more benefits on allowing pets and how to protect your property against any potential damage.
All pets and ESA owners must visit nextbrick.petscreening.com to go through the screening process, Next Brick team will automatically receive a full report. Unfortunately, not all dog breeds are allowed due to restrictions stated by the insurance companies.
Screening Household Pets to Obtain a FIDO Score™
In the household pet screening process, we look at data points that focus on the "ABCs" (Affirmations, Behavioral, and Compatibility) of each pet and pet owner. The pet owner submits a pet application along with a final legal attestation to confirm validity. A Pet Profile is instantaneously generated and includes name, breed, weight, sex, age, pictures, vaccination information, micro-chip data, and behavioral information.
Our patent-pending and proprietary FIDO Score™ is included with each Pet Profile. This score is intended to help a housing provider better understand the housing-related risk for each pet and pet owner. It can be used to generate additional pet rents/fees/deposits if desired. (Note: Assistance animals do not receive a FIDO Score™.)
Affirmation
Affirmation is getting the pet owner on record about the general care of their pet. Is the pet house trained? Is the pet up to date on its vaccinations? Does the owner pick up after the pet?
Behavioral
Behavioral is ensuring there is a stated history about a pet’s behavior. Has the pet shown aggression toward people or animals? Behavioral should be addressed with assistance animals, too.
Compatibility
Compatibility is getting more details on the pet. What does the pet look like? Information such as the pet’s breed, weight, age, sex, name, and vet history should be investigated.
Turnaround Time
A household pet profile and no pet/animal profile have an instantaneous turnaround time. The review time for Assistance Animal accommodation requests is usually 2-3 business days. If the review time takes longer, this likely means our team is waiting for validation from the third-party verifier or more information is needed from the animal owner.
Cost
The cost for Pet Owners is $20 for their first Pet Profile and $15 for each additional Pet Profile. In return, the Pet/Animal Owner receives a product he/she can use in other ways with his/her pet/animal. Click here to view a video to learn more.
There is no charge ($0) for an Assistance Animal Accommodation Request or to create a No Pet / Animal profile.
