At move-in, we collect the following funds from tenants:
a. Security Deposit: We require a security deposit equal to one month's rent. In Seattle, this amount would be one month's rent minus any non-refundable move-in fees. However, please note that specific cities may have their own limitations or requirements regarding security deposits. We always adhere to local guidelines.
b. First Month's Rent: Tenants are required to pay the full amount of one month's rent, regardless of the move-in date. If the lease begins on a day other than the 1st of the month, any prorated rent will be collected in the second month (please refer to the lease RENT section).
c. Last Month's Rent: The collection of last month's rent may vary depending on factors such as tenant income, credit history, employment status, and other risk factors. It may or may not be required.
