What are the pet requirements ,pet screening process, add a pet during lease?

Pet Requirements:

  • All pets must be licensed, vaccinated, spayed, or neutered and have proper identification that is required by city ordinances. Please be prepared to show pictures and references. We do require to have documentation proving these items.
  • Most of our rental properties have restrictions on the size of the pet and the number of pets. Each listing will have the pet policy listed.
  • We do require a security deposit for each pet. The amount of deposit will vary depending on each property.
  • Breeds are negotiable and handled on a case-by-case basis. A pet with a disposition for aggressive behavior is prohibited.

Pet Screening/Assistance Animals

Pet/Assistance Animal screening is very important to us here at Next Brick Property Management. The screening service we use is simple, fast, and efficient for both of our applicants, future tenants, current tenants, and property managers. This secure screening service allows our applicants to keep all their information about their pet(s)/companion animals in one easy-to-use place.
 
Any applicant who plans to apply for a Next Brick Property Management rental property that allows pets is required to complete a screening report for each of their pets and/or assistance animal prior to signing a lease. The cost for the first pet is $20 and $15 for each additional pet. Service and/or companion animal registrations are free to applicants.
 
Pet Screening offers a secure place to keep all your pet/assistance animal's records, paperwork, photos, and any other information that pertains to your pet/assistance animal. This easy-to-use tool can store specific information such as photos, vaccinations (name of vaccination along with the date it was administered), microchip information, training and behavior traits, as well as pictures! You can easily share this information not only with potential landlords but with veterinarians, animal hospitals, pet boarding facilities, pet daycares, pet sitters, and pet walkers.

PET/ANIMALS FAQ:

I wanted to add a pet in the middle of my lease, what should I be expecting?

 

ANIMALS. Unless otherwise provided under federal, state, or local law, no animals (including mammals, reptiles, birds, fish, rodents, and insects) are allowed, even temporarily, anywhere in the apartment or apartment Community unless we’ve so authorized in writing.

 

You must remove an illegal or unauthorized animal within 24 hours of notice from us.

 

If we allow an animal as a pet, you must execute a separate animal addendum which may require additional screenings, deposits, rents, fees or other charges.

An animal deposit is considered a general security deposit.

You must not feed stray or wild animals.

 

Maintenance Work/ PET

If you have pets, assistance or service animals, they must be secured during maintenance work. If they are not secured and pose any type of danger to Maintenance, in our sole opinion, Maintenance shall be entitled to leave the unit prior to the completion of the work and it shall be your sole responsibility to schedule a return by Maintenance for the completion of the work after the animal has been secured.
