Options 1: DIY Cleaning
You may choose to clean the property all by yourself.
According to our internal data and the feedback from surveys suggested, Professional Cleaning Service remains the top preferred method. As there are too many occasions where tenants seek a second cleaning service due to the quality of the work, as property managers, we will have to order the cleaning service without seeking approval from owners if this happens. We believe a great start is essential for a long-term residents relationship.
Option 2: Hiring a third party cleaning company
Action Needed: If you decide to hire a third-party company, you must provide us a copy of the receipt to owners@nextbrick.co for the work done.
Reason 1
After service issues
This is to make sure we have something on hand if tenants complain about specific cleaning issues or the quality of the work. Generally, the cleaning company would offer a second cleaning service at no cost or minimum charge, and we'd like to have all the contact information.

Set Move-out Expectation
We recommend hiring a professional cleaning service; it’s essential to provide a fresh and great start for the resident relationship. If we do not have a copy of the receipt for the professional service, unfortunately, there is plenty of room left for tenants to leave the property in poor condition. We expect that the property is left in the same condition as when the tenants moved in at the end of the lease.

As your property manager, we offer professional cleaning services to our owners through our trusted vendor network that we have worked with for a long time.

Our vendors offer competitive pricing, and it ultimately depends on the size and condition of the property being left; generally, a two-bedroom condo is $250-$300, three-bedroom single-family house ranges around $350-$500.

Our vendors can provide cleaning service a day or two out as partners. In emergency cases, they can offer the service on the same day.

The cleaning vendors we work with have many years of experience, and we have been working with them for a long time. There are great feedback submitted by our tenants and our internal inspection reports.
They stand behind their work; they are willing to offer a second cleaning at no cost should anything arise.
